New Homes and the need for Realtors

New-ConstructionI recently sold a home where my clients (the seller’s) were moving to another State. They are purchasing a new construction home from a Builder without the use of a Realtor representing them. They asked me (sadly after the fact)If they needed a Realtor to purchase a new home, then they’ve told me some of the reasons they wish they had someone on their side. I gave this some thought as when my husband and I first married and purchased our first and second homes both new construction we did not utilize our own Realtor, the first home was in a subdivision that had only one builder and the second was a custom build. With this said and having worked closely with a builder in the past I feel it is important to answer some common myths and questions.

Myth: I will get a lower price on the house by going to the builder myself.

Builders do not like to lower the price of a home as it sets a precedence for the sale of future homes. Builders are more likely to make concessions for example paying for closing costs or upgrades in the home. Also, most builders already have the cost of a Buyer’s Agent built into the price of the home for example under marketing or cost of sale. This being said if you don’t utilize your own Realtor the Builder or the Listing Agent will wind up with the money that has been budgeted.

Myth: The Builders agent will look out for my best interest along with the Builders. You know the WIN WIN situation.

There are times that a Builder and the Buyers interests are the same, but there are also many times that they are not. Are you willing to take that chance?

Myth: Everything I see in the model home will be included or What you see is what you get.

This could not be further from the truth as Builders who utilize model homes usually add upgrades throughout the home to both make it more attractive and to showcase what can be done to the home.  This being said if you are fortunate enough to purchase the model home many Builders will not charge for the upgrades as you did not get to pick them and the home has been on their books for quite a while. It is usually sold last.

Myth: If the Seller’s agent said something comes with the home it will be included.

Get everything in writing this may seem obvious, but if something is important to you its best to have it in writing. Your agent will help you with this by getting a list of the standard items in the house and getting the prices of the upgrades you may want. Remember it is safe to say if it’s not in writing it will not happen.

 

 

In short and in closing: When you hire a Buyer’s Agent there is no cost to you, the Builder’s Agent will do their best to represent you fairly, but ultimately, their loyalties lie with the Builder. If you are not represented, you may overlook some details that an agent representing you would have caught.

The bottom line is without your own representation the salesperson you are working with is in all accounts an employee of the Builder working on commission. You wouldn’t want to play in the Super Bowl using only one coach for both sides.
